Sealcoat is cheap insurance on the right lot and wasted money on the wrong one. If the surface is gray and sandy but the structure is quiet, two coats buy you years of binder protection against Odessa UV.
If the lot is alligatored, rutted, or pumping, sealcoat will peel off the failed skin and you will call us in October angry. We will walk it and tell you which it is before we quote a gallon.
Timing matters more here than in wetter Texas cities. We do not squeegee emulsion onto a 150°F slab at 2 p.m. in August and pretend it cured.
